The team led by EA Fish Development transformed this historic Cotton Mill to an upscale mixed-income apartment community offering a contemporary lifestyle. These completed apartment homes offer a mix of materials in and visual interest with arched doorways, high ceilings & expansive historic windows. The complex financing included separately syndicated state and federal historic tax credits and 9% LIHTC equity provided via the Federal TCAP/Exchange Program.

Design and construction challenges included strict historic preservation requirements and a tight schedule – both of which were successfully met. See below a summary of project awards.

Project Awards:

In December 2010 the Bourn Mill Project received its final LEED Silver Certification. The LEED green building certification program encourages and accelerates global adoption of sustainable green building and development practices through a suite of rating systems that recognize projects that implement strategies for better environmental and health performance.

EA Fish Development has announced that Bourne Mill Apartments – a mixed-income residential development adapted from an 1891 cotton mill in Tiverton, R.I. – has earned a 2010 J. Timothy Anderson Award for Excellence in Historic Rehabilitation.
